The process, demystified
A mortgage has eight phases. Most of them are handled for you. Here's the honest map — what happens, when, and what's actually needed from you at each step.
1. The conversation
Everything starts with a text. You tell Luke where you are; he tells you what's possible. No documents needed yet, no credit pull, no commitment.
2. Pre-approval
You apply through Fairway's secure online system and upload documents there — pay stubs, W-2s, bank statements. Luke reviews everything and issues your pre-approval letter, usually within days.
3. House hunting
The fun part. You shop with a real budget and a letter that makes sellers pay attention. Payment questions on specific listings? Text them over — that's literally the name of this website.
4. Offer & acceptance
Found the one. Your agent writes the offer; Luke can tailor the pre-approval letter to the offer price and talk to the listing agent so your financing reads as rock-solid. Then: accepted. 🎉
5. Processing & appraisal
The file goes to processing, the appraisal gets ordered, and title work begins. You may be asked for a few updated documents — fast responses here keep everything on schedule.
6. Underwriting
An underwriter verifies everything: income, assets, credit, appraisal. Conditions come back; Luke's team clears them. This is the part that feels quiet — it isn't. It's just handled.
7. Clear to close
The three best words in the mortgage business. Your final numbers are locked in the Closing Disclosure, which you'll review at least three days before signing. No surprises allowed — legally.
8. Keys 🔑
You sign, funds move, the county records, and the house is yours. Luke doesn't disappear after closing — rate check-ins, refi math, and "is this normal?" questions stay free forever.
